What Actually Causes Musty Smell
Musty smell is produced by microbial volatile organic compounds (MVOCs) — gases released by mould and bacteria as they metabolise organic matter. It is a biological smell, not a cleaning smell. This is why a spotlessly clean house can still smell musty: cleaning removes visible dirt, but it does not stop mould growing behind a wall or under a floor, and it does not remove MVOC compounds already embedded in porous surfaces.
The characteristic musty, earthy smell is associated with specific mould genera — Cladosporium, Penicillium, Aspergillus — that are extremely widespread and can grow anywhere there is sufficient moisture and organic matter. They do not need much: a slightly damp wall cavity, a condensation-prone surface, a small roof leak that wets timber intermittently.
Where Hidden Mould Grows
In a house that appears clean, musty smell almost always originates from one of these hidden locations:
- Inside wall cavities: If there is a cold bridge (a point where the wall is significantly colder than adjacent areas), condensation forms inside the wall cavity. Insulation soaks up this moisture and mould grows on the insulation and surrounding timber or masonry — completely invisible from the surface.
- Under flooring: Timber subfloors, particularly in ground floor rooms, are prone to damp from below — either from groundwater or from inadequate under-floor ventilation. Mould grows on the underside of floorboards and on the joists. The smell comes up through gaps in the flooring.
- Behind the bath or shower tray: Failed silicone sealant allows water to get behind the bath or shower tray. The area behind is typically unventilated and wet, creating ideal mould conditions. The smell comes through the sealing joints or through the bath panel.
- Under kitchen and bathroom sinks: Slow drips from waste pipes or supply connections wet the base of the cabinet repeatedly. Mould grows on the chipboard base and cabinet back. Usually visible on inspection, but often overlooked.
- In the loft: Inadequate loft ventilation causes condensation on the underside of the roof covering and on timber rafters. Mould grows on the timber. The smell can travel down into the living spaces below, particularly near loft hatches.
- Behind kitchen appliances: Fridges and washing machines on external walls create condensation conditions at the rear. Mould grows on the wall behind the appliance, invisible until the appliance is moved.
- In the chimney breast: Unused chimneys with no cap allow rainwater and condensation to penetrate into the chimney breast. The damp masonry inside the wall produces musty smell that enters the room through the fireplace or through the plaster.
When the Mould Is Gone But the Smell Remains
A particularly frustrating situation is when mould has been treated and is no longer visibly present, but the musty smell persists. This happens because MVOC compounds produced during the mould’s active growth period have embedded into porous surfaces — plaster, timber, concrete — and continue to off-gas even after the mould itself is dead.
In this situation, cleaning and re-treating for mould will not help — there is no active mould to kill. The smell source is chemical compounds already in the material, not biological activity. This is when professional fogging and ozone treatment is needed to neutralise the embedded compounds.
How to Find the Source
Follow your nose room by room
Walk through each room with fresh nostrils (go outside for 10 minutes first). Note which rooms smell most strongly and whether the smell is worse near the floor, near the ceiling, or near specific walls. This narrows down the search area.
Check all under-sink cabinets
Open every under-sink cabinet and smell inside. Check the base of the cabinet for moisture staining or soft spots. Look at the waste pipe connections and the supply pipe connections for any sign of dripping.
Remove bath panels and access covers
Remove the bath panel and inspect the area underneath with a torch. Check the shower tray surround for failed sealant. These are very common hidden mould locations.
Check behind large appliances
Pull the fridge and washing machine away from the wall. Check the wall behind for mould or moisture staining. Also check the area under the appliance.
Inspect the loft
Open the loft hatch and smell the air directly. If the loft smells strongly musty, check the rafters and roof timbers for mould growth (dark staining on timber surfaces). Check that loft vents are unobstructed.
Use a moisture meter
A moisture meter (£20–50 from hardware stores) tests moisture content in walls and floors. High readings in unexpected areas point to a hidden moisture source. Test along external walls at floor level and around any penetrations (pipes, windows, roof).
The Moisture Clues
Where there is musty smell, there is or was moisture. Clues to follow:
- Paint bubbling or peeling on walls or ceiling — indicates moisture behind the surface
- Tide marks on walls — the high-water mark of previous moisture ingress
- White powdery deposits (efflorescence) on masonry walls — mineral salts left by evaporating water
- Cold or damp feeling on a specific wall when touched
- Condensation appearing on windows primarily in one room
- Soft or springy areas in timber flooring — may indicate rot from persistent damp below
What You Can Do Yourself
- Fix any visible moisture sources (dripping pipes, failed sealant, blocked guttering)
- Improve ventilation — extractor fans in kitchen and bathrooms, adequate loft ventilation
- Use a dehumidifier to reduce ambient humidity while investigating and fixing the source
- Treat any accessible visible mould with a specialist biocide
- Re-seal bath and shower tray if sealant has failed
- Clear any blocked air bricks or under-floor vents
