The Biology of Mould Smell

The characteristic musty smell of mould is not simply "stale air" — it is produced by specific chemical compounds called microbial volatile organic compounds (MVOCs). These are metabolic by-products of active mould metabolism, released continuously as long as a mould colony is alive and active.

The compounds responsible include geosmin, 1-octen-3-ol, 2-methylisoborneol and various ketones and aldehydes. The human nose can detect some of these at concentrations as low as 5 parts per billion — which is why even a small or partially hidden mould colony can make a room smell strongly musty.

The Moisture Problem: Why It Always Comes Back Without This Fix

The single most important factor: Mould smell will always return if the underlying moisture source has not been resolved. Mould requires moisture to survive and grow. If condensation, rising damp, a plumbing leak or inadequate ventilation is still active, mould will re-establish on treated surfaces within weeks — and the smell will return.

This is the most common reason mould smell comes back after cleaning: the moisture was not fixed first. The visible mould was removed, but the conditions that caused it remained unchanged. Mould spores are present in all indoor environments — they only need moisture and a surface to re-establish rapidly.

Before any mould odour treatment is carried out, the moisture source must be identified and resolved. Common sources in London properties include: condensation from poor ventilation (particularly in flats), rising damp in ground floor or basement properties, penetrating damp through walls or roofs, and slow plumbing leaks behind fixtures.

Subsurface Hyphae: The Second Reason

Even when the moisture source is resolved, mould smell can return for a second reason: subsurface hyphae. Mould does not simply sit on the surface of walls and ceilings — it sends root-like structures called hyphae into the material itself, penetrating up to 2cm into plaster, timber and grout.

Cleaning the visible surface with bleach or mould spray kills the surface growth but leaves the subsurface colony intact. When moisture levels rise again — even temporarily — the subsurface colony reactivates and new surface growth, and new odour, rapidly returns.

Effective treatment requires biocidal agents that penetrate into the surface material to address the subsurface colony, not just the visible growth.

The Right Treatment Sequence

The correct sequence for permanently resolving mould smell is:

  1. Resolve the moisture source: Fix the leak, improve ventilation, install or upgrade extractor fans, address rising damp. This step is non-negotiable — nothing else will work without it.
  2. Professional biocide treatment: Specialist anti-mould biocides are applied to all contaminated surfaces, penetrating into the material to address subsurface hyphae that household products cannot reach.
  3. ULV cold fogging: Specialist solution is fogged throughout the property, reaching wall cavities, ceiling voids and soft furnishings where mould spores have spread.
