What Causes Basement and Cellar Damp Smell
The distinctive musty smell of a damp basement is produced by microbial volatile organic compounds (MVOCs) — chemical by-products of mould and bacteria metabolism. It is not simply stale air or lack of ventilation, though both contribute. The smell is produced by living biological activity, which means it will continue as long as the conditions that support it remain.
Common causes in London properties:
- Rising damp: Ground moisture wicking up through masonry walls and floors. Common in older properties without a damp-proof course, or where the DPC has failed.
- Groundwater ingress: Water finding its way in through basement walls, particularly after rain. Often visible as tide marks or white salt deposits (efflorescence) on walls.
- Condensation: Warm, humid air meeting cold basement surfaces. A poorly ventilated basement with cold concrete walls creates ideal condensation conditions.
- Plumbing leaks: Slow leaks from pipes running through or near the basement. Often hidden behind walls or under flooring.
Fix the Moisture Source First
Critical: No odour treatment — professional or DIY — will permanently eliminate basement damp smell while the moisture source is active. The mould will re-establish and the smell will return. Identifying and fixing the moisture source is always step one.
Diagnosing the moisture source: check for visible water marks or tide marks on walls; look for condensation on cold surfaces on warm days; check visible plumbing for leaks; note whether dampness is worse after heavy rain (ingress) or in winter (condensation). A damp surveyor can identify the source definitively with moisture meters and thermal imaging.
Improving Ventilation
Even after the moisture source is addressed, poor ventilation allows humidity to accumulate. For basements and cellars:
- Install or upgrade extractor fans: A low-energy extractor running continuously at low speed keeps air moving and prevents humidity build-up
- Ensure air bricks are unblocked: Old properties often have air bricks painted over or blocked. Clear these and check airflow
- Use a dehumidifier: A dehumidifier running in the basement significantly reduces ambient humidity and slows mould growth
- Leave internal doors open: Allows air circulation from the rest of the property
Treating Visible Mould Growth
Once the moisture source is under control, treat visible mould. Do not do this while active water ingress is still occurring.
- Wear a mask (FFP2 minimum) and gloves when working with mould
- Apply a mould killer (bleach solution or specialist anti-mould biocide) to all affected surfaces
- Allow to dwell as per product instructions, then wipe down
- On masonry walls, a wire brush helps physically remove surface growth before biocide treatment
- Apply anti-mould paint or sealant to treated surfaces before redecorating
Household bleach kills surface mould but does not penetrate subsurface hyphae. Specialist biocide products are more effective for established growth.

Identify and fix the moisture source
Nothing else will work long-term without this. Get a damp survey if the source is not obvious.
Improve ventilation and reduce humidity
Install a dehumidifier, check air bricks, consider a low-energy extractor fan.
Remove all items from the basement
Stored items — particularly cardboard boxes and fabrics — absorb mould spores. Cardboard in contact with damp should be discarded.
Clean and treat all mould growth
Apply biocide to all affected surfaces. Allow to dry fully. Repeat on heavy growth areas.
Allow the space to dry completely
Run the dehumidifier for several weeks after treatment. Monitor moisture levels.
Assess whether MVOC smell remains
