Why Cigarette Smell Stays in Walls and Ceilings
When someone smokes indoors, tobacco smoke does not simply drift through the air and disappear. This absorption is why the smell does not go away when you clean the surface, and why it keeps returning after you paint. The odour compounds are inside the material, not just on it. As the room warms up, they volatilise back into the air. This is the pattern people describe as “the smell comes back in summer” or “worse when the heating is on.”
How Far Does Nicotine Penetrate?
The depth of penetration depends on how long the property was smoked in and how heavily. Here is a practical guide to what different materials retain and how hard they are to treat:

What You Can Do Yourself: Step by Step
For light to moderate smoking — a previous occupant who smoked occasionally, or a room that was smoked in for a short period — DIY treatment can be effective. Here is the correct sequence:
Strip all wallpaper and lining paper
Do not try to clean over wallpaper or lining paper. Paper fibres absorb nicotine deeply and cannot be adequately cleaned in place. Strip everything back to the plaster before starting. This is non-negotiable if you want lasting results.
Wash all surfaces with sugar soap
Mix sugar soap solution according to the manufacturer’s instructions and systematically wash every surface — walls, ceiling, woodwork, window frames and skirting boards. Work from ceiling downwards. Change the water frequently — you will see immediately how discoloured it becomes, which tells you how much nicotine you are removing. Wear gloves. Allow to dry completely before moving on — at least 24 hours, longer in cold or damp conditions.
Apply a stain-blocking primer
This is the step most people skip — and it is the most important one. Standard emulsion or undercoat will not seal in residual nicotine. You need a shellac-based primer such as Zinsser BIN or a specialist stain-blocking primer such as Zinsser Bulls Eye 1-2-3. Apply to all affected surfaces. These products create a physical barrier that locks in any remaining odour compounds and prevents them from migrating through the topcoat. Apply at least two coats, especially on heavily stained areas. Wear a mask — shellac-based products have strong solvent fumes.
Repaint with standard emulsion
Once the primer is fully dry, apply your chosen topcoat as normal. The primer coat is doing the sealing work; the emulsion on top is purely cosmetic. Two coats of emulsion for even coverage.
Treat woodwork separately
Skirting boards, door frames and window frames should be treated with sugar soap, primed with the stain-blocking primer and then re-glossed. Nicotine staining on woodwork is often severe because the same surfaces are touched and wiped repeatedly, pushing contamination deeper into the paint layers.
What About the Ceiling?
Ceilings are the most contaminated surface in a smoked room and the most awkward to treat. Everything that applies to walls applies to ceilings — sugar soap, stain-blocking primer, then topcoat. If the ceiling has textured Artex coating, be aware that Artex applied before 2000 may contain chrysotile asbestos fibres. Do not sand or scrape it before checking; get it tested first. If in doubt, treat the surface by coating rather than abrading.

What Does Not Work (and Why)

- Painting straight over nicotine without priming: Standard emulsion is permeable to odour molecules. Within weeks — sooner in summer — the nicotine compounds migrate through the topcoat and the smell returns. This is the single most common DIY failure.
- Using standard undercoat instead of shellac primer: Ordinary undercoat does not create a sufficient barrier. Only shellac-based or specialist stain-blocking primers are effective at locking in nicotine.
- Cleaning over wallpaper: Paper fibres cannot be adequately cleaned in place. The contamination goes too deep and the paper acts as an ongoing odour reservoir. Strip it.
- Air fresheners and masking sprays: These replace one smell with another temporarily. They do nothing to the nicotine compounds in the walls. The cigarette smell returns as soon as the masking fragrance disperses.
- Repainting without washing first: Applying primer or paint directly over contaminated surfaces without removing the surface nicotine with sugar soap first significantly reduces how effective the primer is. Always clean first.
- Ignoring the ceiling: Treating the walls but not the ceiling is a very common oversight. The ceiling typically holds the highest nicotine concentration and will continue producing odour if left untreated.
When DIY Is Not Enough
DIY treatment is effective for light to moderate contamination where smoking was occasional or the tenancy was short. There are situations where surface treatment — however thorough — will not produce a permanently odour-free result:
- Heavy smoking over many years: Where a property has been smoked in heavily for five, ten or twenty years, nicotine penetrates not just the paint and plaster surface but deeper into the plasterboard, the timber behind it, and the cavity insulation. Cleaning and priming the surface addresses the visible layer but not what is below it.
- Old lime plaster or bare masonry walls: Victorian and older properties often have highly porous lime plaster or exposed brick walls. These materials absorb odour compounds very deeply, and surface cleaning has limited effect on what is embedded in the material.
- The smell returns after treatment: If you have washed with sugar soap, applied shellac primer and repainted, and the smell is still noticeable — or returns within weeks — the source is below the surface you treated.
- Property being prepared for viewings or new tenancy: A viewer or new tenant will notice what you have habituated to. The standard for a market-ready property is genuinely neutral smell, not “reduced” smell.
A common pattern: Clean and repaint the flat before a tenancy or sale viewing. The smell seems better for a few weeks. Then summer arrives, the heating goes on, or a new tenant moves in and starts airing the flat — and the smell returns. This almost always means the contamination is in the plasterboard or plaster, not just the paint surface. Re-cleaning and re-priming will not resolve it at this point.
