Why Odour Is the Landlord’s Most Overlooked Problem
Of all the issues that affect how quickly a London property lets, and at what rent, persistent odour is consistently underestimated. Paint can hide marks. Cleaning can remove visible dirt. But smell hits a prospective tenant the moment they open the door — and it creates an immediate, visceral reaction that is very difficult to overcome with anything else the property has to offer.
Research into property viewings consistently shows smell as one of the top three factors that lead viewers to decline a property or offer below asking. In a London rental market where most properties get serious interest within the first two weeks of listing, a noticeable odour can push a property outside that window — and every additional week vacant costs real money.
The maths: On a 2-bedroom flat at £2,200/month, three additional weeks vacant costs approximately £1,650 in lost rent — typically more than the cost of professional odour treatment. Most landlords who treat professionally report letting the property faster and at the same or better rent.
Most Common Tenant Odours and What They Require
- Tobacco smoke: The most damaging and most common. Requires surface chemical treatment + fogging + ozone. Advanced or Complete package depending on severity and duration of tenancy.
- Pet odour: UV inspection to locate urine deposits + enzyme treatment + fogging + ozone. Dogs and cats over a long tenancy can require the Complete package.
- Cooking and curry smell: Specialist degreasing + fogging + ozone. Often underestimated by landlords because it develops gradually.
- Mould and damp: Biocide treatment + fogging + ozone. Moisture source must be resolved first. Can indicate a maintenance issue that needs addressing.
- General habitation smell: The stale, lived-in smell from a long tenancy. Often responds well to the Advanced package alone.
The Treatment Process
- Assessment: We assess the property and odour situation and recommend the appropriate package. We are direct about what the property needs — and what it does not.
- Treatment: Carried out in one or two days depending on property size and package. The property must be vacated during ozone treatment.
- Re-entry: We confirm when the property is safe to re-enter and provide ventilation guidance.
- Documentation: Treatment record provided on request for landlord files, inventory reports or deposit dispute purposes.
Fitting Treatment Into Your Void Period
We offer same-day and next-day appointments across London Zones 1–6. Treatment for a standard 2-bedroom flat takes 8–14 hours including dwell and ventilation time, meaning the property is typically ready for photography and viewings the following morning.
We work around your void period schedule and can coordinate with your letting agent or property manager directly if needed.
When Can You Recover Costs from the Deposit?
Odour removal costs are recoverable from a tenant’s deposit where the odour was caused by tenant behaviour that breaches the tenancy agreement or constitutes damage beyond fair wear and tear. Common recoverable situations include:
- Smoking in the property in breach of a no-smoking clause
- Keeping pets without permission, or where permitted pets have caused damage
- Failure to maintain adequate ventilation leading to mould
- Any odour resulting from activity that constitutes damage beyond fair wear and tear
For deposit disputes: Document the odour condition thoroughly at check-out — written description, photographs and ideally a note in the inventory. Keep the treatment invoice and our written treatment record. Proportionate claims for genuine odour damage are routinely upheld by deposit scheme adjudicators with appropriate evidence.
