Why Student Accommodation Smells Intensely
Student accommodation produces more intense and more diverse odour than most residential property types. Several factors compound to create this:
- High occupancy density: Multiple students in a property designed for single or family occupancy means higher VOC and biological compound output per square metre than in standard residential letting.
- 24-hour kitchen use: Students cook at all hours, often cooking high-odour foods (curries, fish, fried foods) and sometimes leaving cooking equipment and surfaces uncleaned for extended periods. The kitchen accumulates more grease and cooking VOC compounds per month than a standard family kitchen.
- Alcohol and party residue: Spilled alcohol ferments and produces distinctive smell compounds. Party-related cleaning up is rarely thorough. Alcohol residue in carpet and on upholstery absorbs and persists.
- Compressed timeframe: The academic year compresses all this activity into 9–12 months with no maintenance cleaning break. The compound accumulation that might take 2–3 years in a standard tenancy happens in one year.
- Smoking: Even in no-smoking properties, significant numbers of student occupants smoke. They smoke outdoors and near doorways, or indoors in ways they believe will not be detected. The compounds enter the property.
Main Odour Sources
- Kitchen: Grease-coated ceiling, extraction canopy, walls and surfaces. The single highest-concentration odour source in most student properties.
- Carpets throughout: Body odour compounds, sebaceous oils, alcohol and food spillage embedded in carpet backing and underlay.
- Soft furnishings: Sofas and chairs absorb habitation compounds from high-frequency use by multiple occupants. Foam core contamination from body oils.
- Bathrooms: High usage rates accelerate drain biofilm accumulation. Mould growth from consistently high moisture load.
- Hallways: Accumulated cooking and habitation smell from high-traffic use. Often the worst-smelling area because it connects all rooms.
Kitchen: The Critical Area
In student accommodation, the kitchen almost always requires specialist treatment beyond standard cleaning. After a full academic year of intensive use:
- The ceiling above the hob is typically coated with a significant grease deposit that continues to off-gas cooking VOCs
- The extraction canopy filter is heavily blocked, reducing extraction efficiency and allowing cooking vapours to spread throughout the property
- The walls at hob height have absorbed cooking grease over hundreds of cooking sessions
- The inside of kitchen cabinets has accumulated a grease film from cooking vapours over the year
Standard cleaning of these surfaces removes the accessible surface grease but not the absorbed compounds in the plaster, paintwork and cupboard materials. Specialist degreasing agents and professional fogging are needed for the kitchen ceiling and upper wall area.
Individual Rooms
Individual student rooms accumulate a similar profile of habitation compounds to standard HMO rooms, but at higher intensity due to the volume of activity and the fact that students spend more time in their rooms than typical working adults. UV inspection for any pet or urine deposits is advisable in any property where pets were known or suspected.
Communal Areas
Communal hallways, stairwells and shared living spaces act as a mixing and distribution zone for smell from all individual rooms. The hall carpet retains the concentrated compound footprint of every person moving through the property over the year. Walls in narrow hallways accumulate compounds at higher concentrations than open rooms.
The Correct Treatment Sequence
Full property clear-out first
All student possessions out. All furniture removed from rooms being recarpeted or decorated. Odour treatment with furniture in place has significantly reduced effectiveness.
Remove and replace heavily contaminated materials
Carpet and underlay in particularly affected rooms. Heavily stained or damaged soft furnishings. These items cannot be treated effectively and will recontaminate the property after treatment.
Specialist kitchen degreasing
High-strength degreasing agents on kitchen ceiling, extraction canopy, upper walls and cabinet interiors. This stage is essential before fogging — grease residue interferes with the fogging agent reaching the surface.
Professional fogging and ozone throughout
ULV fogging of all rooms, hallways, bathrooms and kitchen. Monitored ozone treatment of the whole property. With the property clear, fog reaches every surface in every room.
Redecoration and reinstatement
New carpet laid, rooms repainted where needed, furniture returned. The property is now ready for the next intake.
Timing Between Academic Years
The window between end-of-year checkout and next-intake check-in is typically 6–10 weeks (late June to mid-September). Professional treatment should be scheduled as early as possible in this window to allow maximum time for:
- Property clear-out and inspection
- Material replacement decisions
- Professional treatment
- Redecoration and any maintenance
- Final inspection before new intake
