How Quickly Mould Develops After Flooding
The musty smell after a flood is produced by mould — and mould does not need long to establish itself. In warm conditions (above 15°C), mould spores can begin germinating on wet porous materials within 24 to 48 hours of water exposure. Within 3–7 days, visible mould growth and significant MVOC production (the musty smell) are well established.
This is why the first 48 hours after a flood or water damage incident are critical. The faster wet materials are dried, the less mould develops. The less mould develops, the less complex the remediation needs to be.
Types of Flood Water
The source of the water significantly affects the remediation approach and the health risks involved:
- Clean water: Burst water supply pipe, appliance leak, rainwater ingress. No sewage contamination. Simpler remediation — dry, clean and treat mould if present.
- Grey water: Dishwasher or washing machine overflow, sink overflow. May contain mild contaminants. Requires thorough cleaning and disinfection in addition to drying.
- Black water (sewage): Toilet overflow, sewer backup, drain overflow. Highly contaminated with pathogens. Requires full protective equipment, specialist disinfection and careful disposal of all contaminated porous materials. Professional remediation is strongly recommended for black water events.
Black water (sewage) flooding: Do not attempt to clean up sewage contamination without appropriate PPE. The pathogens present are a serious health risk. Contact a professional remediation company and your insurer before any cleaning begins.
The Drying Priority: First 48 Hours
Speed of drying is the single most important factor in preventing serious mould development after a water damage event. In the first 48 hours:
Stop the water source
Turn off the water supply at the mains if needed. Contact the relevant party for external flooding (landlord, managing agent, emergency services).
Remove standing water immediately
Use a wet vacuum, mop, squeegee or pump to remove all standing water as quickly as possible. Every hour of standing water increases penetration into flooring, walls and subfloor materials.
Remove wet carpets and underlay
Carpet and underlay absorb enormous amounts of water and are almost impossible to dry thoroughly in place. Remove them and assess. If the carpet can be salvaged, stand it vertically outside to dry. Underlay is almost never worth keeping after significant water exposure — replace it.
Maximise airflow and dehumidification
Open all windows (weather permitting). Run dehumidifiers continuously. Position fans to maximise air circulation. Professional drying companies use industrial dehumidifiers and air movers that are significantly more powerful than domestic equipment.
Monitor moisture levels
A moisture meter (available for £20–50) allows you to track drying progress in walls and flooring. Target moisture content for timber is below 20%; for masonry, below 4% by weight. Do not replace flooring or redecorate until moisture readings are consistently in these ranges.
What to Remove and Discard
Some materials cannot be adequately dried and should be removed rather than treated:
- Underlay: Almost never salvageable after significant water exposure. Replace it.
- Plasterboard (drywall): Absorbs water rapidly and provides ideal conditions for mould. If plasterboard has been wet for more than 24–48 hours, replacement is generally more reliable than drying in place.
- Fibreglass or mineral wool insulation: Loses thermal performance when wet and is extremely difficult to dry. Replace rather than treat.
- MDF and chipboard: Swell when wet and do not recover their structural properties on drying. Replace kitchen units, MDF skirting and other MDF components if they have been significantly wetted.
- Mattresses: Difficult to dry thoroughly and prone to mould developing inside the foam. In most flood situations, replacement is more practical.
Cleaning After Drying
Once materials are confirmed dry by moisture meter readings, clean all affected surfaces:
- Wash walls and hard surfaces with a mild disinfectant solution
- Treat any visible mould growth with a specialist anti-mould biocide
- Clean timber subfloors with a wood-appropriate cleaner
- Wash all launderable fabrics at the highest temperature the label allows with enzyme detergent
When the Smell Remains After Thorough Drying
If the property smells musty even after thorough drying and cleaning, MVOC compounds from mould growth have embedded in porous surfaces — walls, timber and concrete particularly. These compounds continue to off-gas even after the mould itself has been treated and the materials are dry. This is the same mechanism as basement damp smell.
This is when professional fogging and ozone treatment becomes necessary. The treatment neutralises the residual MVOC compounds in the surfaces of the property, producing a genuinely neutral-smelling result rather than a reduced smell that returns in warm weather.
When to Call a Professional
- Immediately: Black water (sewage) flooding, significant structural flooding, or if you cannot access appropriate drying equipment quickly
- Within 48 hours: If drying has been slow or inadequate and mould smell is already developing
- After drying: If musty smell persists despite thorough drying and cleaning
