The Science of Ozone Treatment

Ozone (O₃) is a naturally occurring molecule made up of three oxygen atoms. It is chemically unstable — the third oxygen atom readily detaches and bonds with other molecules, oxidising and chemically altering them in the process. This reactivity is what makes ozone effective against odour.

Odour-causing molecules — whether from smoke, pets, mould or cooking — are typically volatile organic compounds (VOCs): molecules with specific chemical structures that trigger olfactory receptors. When ozone reacts with these VOCs, it changes their molecular structure. The resulting compounds are typically non-odorous, which is why effective ozone treatment produces genuinely neutral air rather than simply masking a smell with a different one.

Ozone also kills bacteria, mould spores and some viruses by oxidising their cell walls. This is why it is effective against biological odour sources such as pet urine bacteria and mould.

When Ozone Treatment Works Well

When Ozone Alone Is Not Enough

Ozone is an oxidising agent that works in the gas phase — it reacts with what it can reach in the air and on surfaces. It does not penetrate deeply into porous materials. This means:

Professional vs Consumer Ozone Machines

Consumer ozone generators sold for home use produce ozone at concentrations typically between 100–400mg/h. Professional industrial machines operate at 10,000–40,000mg/h — a factor of 25–100 times higher output.

Effective odour treatment requires ozone concentration in the treated space to reach 1–3 parts per million (ppm) for a sustained period. Consumer machines can rarely achieve and sustain this concentration in a typical room, let alone throughout an entire property. Professional treatment includes real-time O₃ monitoring to verify that effective concentrations have been reached and maintained in every room.

Without monitoring, there is no way to confirm that treatment was actually effective rather than just present.

What the Evidence Shows

Ozone treatment for odour removal is well established in restoration, hospitality and property management. Published research supports its effectiveness against a wide range of VOCs and biological odour sources at appropriate concentrations. The scientific consensus is that correctly applied professional ozone treatment produces significant and lasting odour reduction in the majority of cases.

Where results are disappointing, the most common reasons are: insufficient concentration, insufficient dwell time, treating without adequate surface preparation, or treating an active odour source (mould with active moisture, continuing pet access).
