What Causes New Build and Renovation Smell
The distinctive chemical smell of a new build or freshly renovated property is caused by volatile organic compounds (VOCs) — chemical compounds that evaporate easily at room temperature and enter the air from building materials and finishes. This process is called off-gassing or outgassing, and it is a normal part of the curing and drying process of construction materials.
VOCs are not unique to new builds. Every time you open a tin of paint, glue something, or lay new flooring, you are releasing VOCs. In a newly built or renovated property, the concentration is simply much higher because many materials are off-gassing simultaneously in an enclosed space.
The Main VOC Sources
- Paint and primer: Even low-VOC and water-based paints release compounds during curing. Solvent-based primers and specialist paints have higher VOC content. A freshly painted room continues off-gassing for several weeks after it appears dry.
- Adhesives and sealants: Flooring adhesive, tile grout, silicone sealants, and construction adhesives all off-gas during curing. Adhesives used under vinyl and carpet flooring are a common source of persistent smell.
- New timber and MDF: Fresh-cut timber releases terpenes (a pine or wood smell). MDF and chipboard release formaldehyde from the urea-formaldehyde resin used as a binder. This is one of the most persistent new build VOC sources.
- Vinyl and LVT flooring: Luxury vinyl tile and sheet vinyl off-gas plasticisers and adhesives. New vinyl flooring smell is one of the most commonly reported new build odour complaints.
- Carpet: New carpet off-gases VOCs from the backing, fibres and adhesive. Also releases 4-PCH (4-phenylcyclohexene), the distinctive new carpet smell.
- Kitchen units and furniture: Flatpack and built-in kitchen units use MDF components that off-gas formaldehyde. New foam in sofas and mattresses also releases VOCs.
How Long Does New Build Smell Last?
Off-gassing is most intense in the first few weeks after installation and reduces exponentially over time. Typical timelines:
- Paint smell: 1–4 weeks for standard emulsion; up to 3 months for oil-based and specialist paints
- New carpet smell: 1–3 weeks with good ventilation
- Vinyl flooring: 2–8 weeks
- MDF and chipboard (formaldehyde): 6–24 months for significant reduction; ongoing at low levels for longer
- Adhesives: 2–6 weeks depending on product
These timelines assume good ventilation. In a sealed property with no air circulation, off-gassing slows because the air becomes saturated with the compounds being released. Ventilation is the single most important factor in how quickly the smell dissipates.
Ventilation: The Primary Solution
The most effective thing you can do to reduce new build smell is to ventilate aggressively in the first weeks after completion or renovation:
- Open all windows fully for extended periods daily — cross-ventilation (windows on opposite sides of the property open simultaneously) is more effective than opening windows on one side only
- Use fans to move air through the property, particularly in the first few weeks when off-gassing rates are highest
- Leave windows slightly ajar when the property is unoccupied if security allows
- Run any MVHR (mechanical ventilation with heat recovery) system or extractor fans continuously
Temperature and Off-Gassing
Temperature significantly affects the rate of VOC off-gassing. Higher temperatures cause VOC molecules to evaporate faster, increasing airborne concentrations. This is why new build and renovation smell is typically worse in summer or when the heating is on.
For the first month in a new build, avoid heating the property to high temperatures if possible. Keep temperatures moderate (18–20°C) and rely on ventilation rather than heat to dry and cure materials. Once the worst of the off-gassing has passed — typically after the first 4–6 weeks — normal heating can be resumed.
Health Considerations
Most new build VOCs are unpleasant but not dangerous at the concentrations found in residential properties with normal ventilation. However, some specific compounds warrant attention:
- Formaldehyde from MDF: A known irritant and probable carcinogen at high concentrations. Good ventilation in the first months significantly reduces exposure. People with asthma or chemical sensitivities may find new build environments uncomfortable until off-gassing reduces.
- Benzene, toluene and other solvent-based paint VOCs: Associated with headaches and eye irritation at high concentrations. Acute exposure during painting or shortly after is the main concern; ambient levels reduce rapidly with ventilation.
If occupants are experiencing persistent headaches, eye or throat irritation, or respiratory symptoms in a new build, increase ventilation and consult a GP. An indoor air quality test can measure specific VOC concentrations if there is concern about levels.
How to Speed Up the Process
- Ventilate maximally for the first 2–4 weeks — this is the single most effective action
- Keep temperatures moderate rather than high in the first month
- Air purifiers with activated carbon filters help capture airborne VOCs. HEPA-only purifiers do not address VOCs — ensure the unit has an activated carbon stage.
- Leave cupboard and wardrobe doors open — enclosed spaces concentrate off-gassing from MDF components
- Wash new soft furnishings before use if possible — new fabrics and curtains also off-gas
When Professional Treatment Helps
Ozone treatment is particularly effective at accelerating VOC off-gassing from new build materials. Ozone reacts with and breaks down many of the VOC molecules in the air and on surfaces, permanently altering them and eliminating the associated smell. This effectively compresses several weeks of natural off-gassing into a single treatment.
Professional treatment is worth considering when:
- The property needs to be occupied quickly and the smell is a concern for occupants
- The property is being prepared for photography or viewings and new build smell is noticeable
- Occupants have sensitivities and want to reduce VOC levels faster
- The smell persists beyond the expected timeline despite good ventilation
