The distinctive chemical smell of a new build or freshly renovated property is caused by volatile organic compounds (VOCs) — chemical compounds that evaporate easily at room temperature and enter the air from building materials and finishes. This process is called off-gassing or outgassing, and it is a normal part of the curing and drying process of construction materials.

VOCs are not unique to new builds. Every time you open a tin of paint, glue something, or lay new flooring, you are releasing VOCs. In a newly built or renovated property, the concentration is simply much higher because many materials are off-gassing simultaneously in an enclosed space.

The most effective thing you can do to reduce new build smell is to ventilate aggressively in the first weeks after completion or renovation:

Temperature significantly affects the rate of VOC off-gassing. Higher temperatures cause VOC molecules to evaporate faster, increasing airborne concentrations. This is why new build and renovation smell is typically worse in summer or when the heating is on.

For the first month in a new build, avoid heating the property to high temperatures if possible. Keep temperatures moderate (18–20°C) and rely on ventilation rather than heat to dry and cure materials. Once the worst of the off-gassing has passed — typically after the first 4–6 weeks — normal heating can be resumed.

Health Considerations

Most new build VOCs are unpleasant but not dangerous at the concentrations found in residential properties with normal ventilation. However, some specific compounds warrant attention:

How to Speed Up the Process

Ozone reacts with and breaks down many of the VOC molecules in the air and on surfaces, permanently altering them and eliminating the associated smell. This effectively compresses several weeks of natural off-gassing into a single treatment.

People with asthma, chemical sensitivities, or who are pregnant may want to prioritise good ventilation and limit time in the property during the first few weeks when off-gassing rates are highest. If there are any persistent symptoms, consult a GP and consider an indoor air quality test.
New carpet smell typically dissipates within 1–3 weeks with good ventilation. The main compound responsible for the distinctive new carpet smell is 4-PCH (4-phenylcyclohexene), which off-gases rapidly in the first days and reduces significantly within a week. Ventilate well, vacuum the carpet before use to remove loose fibres, and leave windows open as much as possible in the first week.
Heat dramatically accelerates VOC off-gassing. When the heating comes on for the first time in a new build, the increase in temperature causes materials to release VOCs much faster, creating a noticeable surge in smell. This is most acute the first time the heating reaches full temperature. Ventilate well when the heating is on in the first months, particularly during the initial warm-up periods.
Sealing MDF with a primer or paint does reduce the rate of formaldehyde off-gassing by limiting air contact with the surface. However, it does not eliminate it entirely — formaldehyde continues to migrate through paint films slowly over time. A shellac-based primer is the most effective sealant for MDF. For factory-finished MDF components (kitchen units, shelving), formaldehyde off-gassing has already been partly reduced by the factory coating.
